Ancient Idea Gives Option To Sell Your Home Fast

News stories about the slow housing market are getting old but a solution for sellers actually dates back nearly 800 years.

The solution is based on the ancient idea called an option. Options have been in use in real estate for a long time. In Westminster Abbeys Monks Library there is evidence dating from the year 1223 A.D. of a man who optioned his farm for money to pay off a debt.

A First Hand Account Of Barossa Valley – Part 1

On my travels around the globe I have seen some very special places and like this one so much I think I may move there to live its called Barossa Valley hidden away in the State of South Australia in Australia . I found this place because of my love for wine and one day when I was sipping a glass of Wolf Blass Shiraz I thought What is The Barossa Valley like? The wine label described it simply so I went and saw my travel agent who had been told about the area she managed to find some pictures for me to look at and there my planning began.

Late the next day I returned to the travel agent in Piccadilly Circus London and booked my travel to South Australia I flew via Dubai then Perth to Adelaide there are more direct flights but I wanted to visit an old friend in Perth.

When I arrived in the Barossa Valley it was simply a magical place I had no expected it to be as special as it was with beautiful old homes with character frontages and stone impressions this was a special start to The Barossa Valley Accomodation and Bed Breakfast. My tour around Tanunda one of the main townships was incredibly relaxing there was a light breeze and the sun was shining my mobile phone was turned off and I was walking in the not so famous we’ll if it was as famous as its wine labels there would have been a lot more tourists around. I instantly realised that a place so unique could actually exist a vineyard paradise for wine lovers! The Barossa Valley is indeed one of the best locations I had been to it was like seeing Big Ben in London for the first time when I was a kid. You arrive and exit the London Underground and there it is bigger and golder and greater than ever.

Once I gained my bearings again I found a nice piece of grass and laid down looking up at a maple style tree thinking of relaxation and wondering how I could leave my job in London and live here it wasn’t that I was getting carried away with my thoughts It was that I did not realise what I was missing in my life the busy Lizzy I had become living in a huge city not really knowing anyone. The Barossa Valley gave me instant peace of mind I was hooked I even started looking in the real estate window in Tanunda checking out how much a house was to buy.

That first evening I went to Nuriootpa to check out the local amenities when I sat down for a quick dinner bite at a place called The Branch in Nuriootpa I realised my international trip had turned into a global move blitz in less than 10 hours! I sat ate a great meal and headed back to my bed and breakfast.

Advantage And Disadvantage Of Real Estate Investments

Advantages:
When buying single family real estate you can do one unit at a time.
Real estate investment can be good business experience for those who are not necessarily business oriented.
In order to qualify as a real estate investment trust REIT for tax purposes a company must return at least 90 of earnings to its shareholders in the form of dividends. Because of this the average REIT boasts a roughly plus6 annual dividend yield.
REITs aren’t as highly correlated with the major indices as most industries are. As such they may provide your portfolio with some muchneeded diversification and should help to smooth out your overall returns particularly during market downturns.
REITs own hard tangible assets such as land and buildings and often sign their tenants to longterm lease contracts. Because of this REITs tend to be some of the most stable companies on the market.

Disadvantages:
Generally requires more “handson” involvement than other investment options.
Maintenance and repairs take time money or both. And always seem to take more of both than planned.
You have increased exposure both legal and financial.
Your cash is tied up in “bricks and mortar” and is not immediately accessible.
Because they can only reinvest up to 10 of their annual profits back into their core business lines each year most REITs tend to grow at slower clip than the average stock on Wall Street.
Although the business tends to be a fairly stable one REITs are not without risk. For example their dividend payments are not guaranteed and the real estate market is prone to cyclical downturns.
Since they already enjoy a unique taxadvantaged status versus other firms more specifically they are allowed to deduct the dividends they pay out from their taxable income from an investor’s perspective roughly 2/3 of all dividends paid by REITs do not qualify for the new lower 15 tax rate implemented by congress last year. By contrast the vast majority dividends paid by nonREITs are taxed at this new low rate.
